楼市四月拐点论过早！
一轮降价风波过后,以前很多高价位的楼盘价位已达10-20%左右,最显著的莫过于梅陇镇,高价位时16000/平米,而现在听闻11000/平米,还送精装,拆算下来,9000左右一个平米，还是无人接手。于是一种拐点论开始出来，而时间定格在4月份。越来越多的中介参与到这种拐点论的推动中，同时还在宣传的就是抄底的好时机。中介参与进去说是拐点在四月，四月后房价会涨，以及所说的抄底的好时期，其功利心显而易见。就我个人来看，现在肯定不是抄底的时机。
现在大家都是一种期望心理，那就是大家的心里预期是房价还会降，而事实也是，万科等大的房地产开发商的新房都降了，你二手房凭什么不降？？？大家都在等的时候，不会有人去买房，除了那种急需用房，而手中尚有大量资金的住房客会去买房之外，根本不会有抄家会进去掺合买房。牛刀等房地产评论家认为，至少要降至原来的50%，虽然我觉得这种态度过于乐观，但我认为降也肯定不是现在的10-20%。所以说现抄底和四月的房价拐点，肯定过早，也不太负责任。当然如果在三月的余下的不多天里，真能达到牛刀的50%，也不排除是抄底和拐点的好时机。
我认为的话，房价的走势真要看，应该是在六七月份左右判断，为什么？尚有三四个月的时间让楼市去动荡，降，那就降到底，升，也应该是在五六月左右去的事了，完全市场可以完成。同时国家政策的调整，也应该差不多是在六月份左右可以完成，到那时可以判断出国家政策的倾向，房价的涨跌，完全可以通过国家的手段进行调控，一但银行政策又放开，那么完全可能房价会被推高，如果银行政策过于紧缩，仍然贷款不出来的话，那么房价仍会持续低迷。
但现在说抄底和拐点肯定过早。
